I like the ibuyhousesleads.com I have bought a couple of deals off of there and for $47 a month the amount I spend is worth it because I spend more on other advertising and do not get as good as motivated sellers as on there.Josh

I don't pay anything with flex option, it is pretty much a permission to market the property and you are providing free advertising to the seller.

Perhaps you can write down the estimated cost of advertising the property once it has been repaired, the repairs that the property currently needs and the cost of each repair and the lender could very well agree to it.
