Correct me if I am wrong BP but generally people who can not afford a traditional 20% down payment will look into an FHA loan.

Mobile home parks do appear to have higher cash flow on average versus traditional multifamily investments, (2-4 unit buildings or apartment buildings)...but I did read in the forums recently that yields were coming down because of so many people looking for cash flow and higher yield these days.
