@Stanley Parsley I have almost an identical situation to the thread above, except much higher numbers in South Florida.  

A tip to prevent scammers from stealing your photos off of Craigslist or Zillow: I always watermark my images with our company name and phone number.

The closer we get to US-71 the lower the potential rent but he is selling a 15 unit at close to $47k/door which in some parts of KC is a steal.  

It is very poorly run by his on-site property “manager,” who I suspect is stealing from the seller.

BUT incomes in the area are quite low compared to other cities in the US and the city feels like it is finding a new identity.  

The property is in a B to B+ neighborhood. 3b 1.5 bath identical sides with a family room and storage room in downstairs finished basement.

When you use a notary they confirm the identity of the signers (usually by checking ID) and verbally confirm the parties understand what they are signing.However, I'd be asking the question of why your wholesaler friend is worried about having to defend his contracts in court.
