You might start by finding a property management company that specializes in MTRs and ask them if they know of any Realtors who understand this niche.

I am not delusional about the amount of work this will take but I am extremely excited to be starting.

The vast majority of investors do not grow massive portfolios, so keeping it at a handful of roofs is pretty typical and just fine.

An engineer would be a great start to help disect the conditions of the site.
