How to start off as a Property Manager independently

Hello, I am employed full time as a Commercial Property Manager. I have been in the Property Management industry for about 11 years. I want to branch off from being an employee to starting my own portfolio of residential managed properties. I do have my Real Estate License in non-working status as I do not have a brokerage assigned to it and I am in the Los Angeles area. Wanted to get feedback from others on here, 1) Am I able to start marketing my services without having a business name registered as of yet? 2) Can I market myself as independent on a 1099 basis? Thank you any advice is greatly appreciated. Thank you.

How will you succeed when you've been in the business for 11 years, but don't know the licensing requirements - or a better place to research than asking a bunch of strangers?
