On a side note..I'm heading to San Antonio for the Texas Expo so I may be a bit slow responding as they are still loading the animals 2 x 2 on the ark.....YIKES!

My marketing finally paid off and the prospect responded and is looking to sit down and discuss for the 1st time. 

If so, how well do contractors respond to such detail and does this level of budgeting really help to keep things moving at the right pace?  

as much as i am a pro se person for small matters, in buying a property with such long term holdover, my only 2 options would be- a decent cash for keys offer- retain a local attorney with a track record of swift holdover eviction proceedings in court.why hasn't ur seller issued any notice to vacate?
