When I travel for a boots-on-tour I NEVER rent a vehicle for this exact reason, I get a taxi(uber) everywhere and I simply talk to them, what good, whats bad, where should I go, where should I stay away from, whats happening, are things getting better, worse, what do you love about area, what do you hate.

Does anyone here run profitable rentals (long term or short term) and would be willing to share some good locations / strategies on getting started? 

Should I continue renting or sell and get a different property since I think the condo is a ticking time bomb for a big project in the future.  

Or the landlord had jacked the rent up since it was an arbitrager and didn't want to lose that extra LTR income. 

So in my case, we selected June 1st - June 29th, adjusted the minimum stay to 2 nights for that period, and upped the rent for that period to STR rates. 

Most agents will price one 5 bedroom the same as another and they will have wildly different qualities of furniture, location and revenue.

What are some tools that people use to figure out what comparable homes/units are charging tenants for rent in an area you're interested in investing in?

Last year for the Texas game I rented it for $1250 a night with a 3 night min.

My fiance and I are located in Palm Beach County Florida but are looking to start out in a smaller market.My fiance is from Biloxi Mississippi and has family there so we have been looking for some properties to BRRRR in that area.
