Mid term rental calendar management
I'm curious what everyone is doing. For those of you that are running a hybrid STR/MTR model, do you have TWO separate listings on Airbnb, one that is STR and another MTR or are you using tools to manage your calendar? Explain in details...I would love to learn about best practices!

I just had this issue come up this month. One MTR lease ended May 31st and the next began June 30th. Our AirBnb calendar has a 29 night minimum stay. However, you can take a block of dates and change the nightly minimum just for that block. So in my case, we selected June 1st - June 29th, adjusted the minimum stay to 2 nights for that period, and upped the rent for that period to STR rates.
