Hi BP,Curious if anyone has primarily focused on or has experienced renting out their properties to local college students?

I considered reaching out to the community college and asking for an enterprising business student who might need a little extra money and a letter of reference while he/she is learning real estate. 

I think the difference in Scranton area vs the Lehigh valley is there is practically 0 appreciation up there.

Like I said I'm super driven a former college athlete and I want to be the best.

A young potential tenant (college dropout I believe in early 20s) has applied and has excellent credit score and credit check but the credit history is just a year long or so.

How that pertains to flipping I can honestly say I’m not sure, but something to possibly keep in the back of your mind.but for something a bit more practical, I know that there is tons of resources for both multifamily and flipping on BP in podcasts and books.

I’m sure your lease specifically says security deposit can not be used for last months ent as almost all leases ha for at least 10 years when it became a common practice. 

I think if the place is more of a college house that is ready to take a beating then you may want to plan on the low end.

Fortunately, I live in a college town, so there should be no lack of possible renters. 

Owners paying for utilities is common in lower income areas but not a best practice.
