Home owner transitioning to investor

Hello to anyone who reads this, my name is Mark and I currently reside in the home I bought a year ago without thinking of investing in real estate.  Originally, this was simply just to get out of the rental scene and gain some consistency, while also allowing myself to grow and build a life of my own without making someone else rich.  Ironically, now I look to do exactly that, or at least a little better off than I am.

Where I live home values have increased drastically over the last 3 years, and since my purchase January of 2021, my home has also seen a value increase of near 20% without having done anything to it.  Due to that increase, I'm potentially looking into refinancing at the beginning of the year to get a true investment property, and hoping for a duplex or triplex to go along with my home residence.  As well, being a single resident of my home, I am also going to try the house hacking method and rent out one or both of my extra rooms, depending on what ends up working out.  Fortunately, I live in a college town, so there should be no lack of possible renters.  One of my concerns with this aspect though, is I only have one bathroom in the home. 

Should I get lucky enough to gain another property, I may also attempt to rent out my primary home after the refinance, and BRRR the next property. As this is the beginning, this plan is still in the beginning and hopefully through reading other accounts, as well as continuing to learn, may either move this forward or even gain guidance.
