A lady in the building department at the City of Oceanside informed me we would have to sign something with the city attorney's office stating that our ADU would not be used for STR.If you research ADU's in California you will find that they are being pushed so heavily to address the lack of housing in the state so most of the cities are aiming at that intent and are doing a lot of follow-up by checking the STR sites for violators.

In fact in one town some old multi-unit properties being 'sold' at the tax lien auctions are often re-zoned to SFH, no exceptions.We also find that our insurance carrier will not cover a multi zoned SFH as they require legal zoning 'use' to place the policy.
