we need your help to choose the business entity that is appropriate to our goals in REI. my partner and i are focusing on multifamily home rentals with sec8. we are trying to build passive income and maybe do flips on the side in illinois where we reside. do you think we should incorporate our business name with LLC or S-corp?

My business partner then notices there is no late fee on there (It's only $20, we need to bump that up).

My investment partner inherited 2 bad tenants.

     I'm looking to partner with a local real estate investing office and looking for opinions on my first wholesale deal ever and with them.  

I am looking for flips and buy-and-holds, as well as networking with lenders, investment partners, and other investors like me.

I will be partnering with a local contractor who will perform the work as a subcontractor of my company.

While I don't quite have the down payment amount saved up right now, I'm hoping to team up with my family (1 aunt and 1 uncle, they both own rentals) in some kind of joint venture deal where they bring a larger percentage of the down payment funds to the table as silent partners and I manage the logistics of the deal.

Something came up and I had to use alot of capital to buy out a partner on a house so for right now I am not doing anything.  

I do have a partner that wants to buy more SFH's and I on my own want to roll over my IRA to a SDIRA and do some flips in the area.
