One of the things I let my agent(s) know that I only want deals that can close in 15 days or less (motivated sellers only, and yes their is way to find them with agents) and in each of my contracts I have no contingencies (you only want to do this when you are very sure about that deal) I found out that other agents like the fact that the deal can be close without any hold ups such as inspection period, approval by partners or financial approval and the list goes on.

I am his credit partner on this one, but i manage it and all its dealings. the property management company was set up through the relationship they have with the REIC .My problem is as far as work orders, maintenance, repairs etc... i am not notified unless the amount is over $250. is this common?

In your case, a HUD 203k loan might be a better option since it includes rehab costs.If these don't work, because this otherwise sounds like a good deal, you might consider partnering with another investor to flip this property to build your war chest.
