I want a paid advisor/consultant who has done what I am trying to do.  

There are freelance jobs and consulting that I do on the side of my W2 job that sometimes allow me a few hundred extra dollars per month.Hurdles: Where I run into some decision making hurdles are that I would preferably like to be near my first rental property, however the Florida market is what I know much better and seems to be more favorable to landlords than New York.

She consults on business entity setup and accounting practices.  

My questions are;1) with the sudden absence of W2 income for my husband and nowhere near enough through my business, is it possible to obtain a conventional loan to purchase our first property?  

If so, then you may want to have a consultant estimate reasonable worst case scenario to determine costs and see if you can get a credit. does home have on-site drinking well or is it served by city water? 

Again you would need to consult your local laws.If they are only 3 days late, hopefully the email wakes them up and they let you know they won't have it until the 10th or something.

The banks are telling me I will have to wait 2 years before being able to obtain a loan for a property I can then rent.  

I have searched through the city forums and have talked to the city hall officials; I'm finding it difficult to obtain an answer.

I have not yet seen lease agreements or obtained any further information.
