In 5 years they have 15-20 houses that are making rental income and they have the same 100k to put in the market. they might miss out on the first 5 years of compounding but the cash flow from the houses far exceeds what they would have gotten.Appreciation- It is hard to quantify this but if you buy in good areas it is usually going to at least match inflation if not exceed it.
