If they think it should or should not include certain SF then they need to adjust the lease rate they're willing to pay, or revise the leasing exhibit/description to match their expectation of leasable SF.On Wed this week I did an industrial outdoor lease exhibit for 3 Ac gross on a larger 20+ acre site.

For every 1 property that has sold in last 3 months that is a match for my prop and sometimes on the same street, theres about 5 that sell for half the value.

My brother had access to the other $160K but ultimately purchased a 4-plex two months later using his own money instead.Currently, its written that if my brother doesn't use the funds then he gets 160k value from the estate extra, as I used my half already but then my dad suggested a 2% annual appreciation on that amount seems fair on the 160k for him, and now he believes it should match his home’s appreciation, which is roughly 5% per year.

I ask because as I look for my first property I noticed that the numbers RTR provide do not always match the numbers I come up with as I do assessments using the BP calculators.
