For me personally it doesn't have to only be 100+, I'm open to any size where the numbers work well, generally 30+.

@Danh Nguyen, to answer your question, for that deal size, yes the lenders will be underwriting the property "more than you". 

Lot sizes, setbacks, electrical, gas connection, and most of all getting the zoning changed would be difficult since most counties/cities don't like MHPs. 

Also, how big is the house and how much space would the new bath take up relative to the house size?  

If you find the right size, buy a set of three (or whatever you need) so they all match.It the stem itself is messed up, that can be replaced too.
