It depends how the listing agreement reads If its an exclusive right to sell then the agent would be entitled to the commission as per contract or if it is only an exclusive agency then the seller of the house can bring their own buyer and would not have to pay a commission.

Thanks for the clarification.Because 'realty' pretty much implies or has an assumed agency and a license to broker RE, I would probably change to something else like properties or something.

I should make sure the point is clear that they were willing to include the rents on the property I was buying, which means- no seasoning period.This was on a conventional loan that would be sold to one of the agencies, so it's even in the conservative end of the spectrum.

When leasing to disabled adults who have 24/7 live in caretakers, who are assigned by an agency, which frequently changes the assigned caretakers, is there any way to address this in the lease?
