Volume slows with fewer buyers.There remains a good stream of prosepective tenants, however, most of which are just a couple steps ahead of eviction.

It's a bit more difficult to determine ARV for properties that are "off the beaten path," just because there are generally so many fewer comps in the area...That said, you should talk to some real estate professionals you specialize in that particular area.

In addition to Jon's approach which identifies how any payments are allocated, which by the way if your lease does not contain this provision it should, all of my leases indicate that the tenant is specifically responsible for paying the water/sewer bill and if they don't then they can be evicted.

My lease contains a very long clause that indicates that the tenant is not to do anywork on the property... not even painting.

I much prefer fewer, more expensive properties, rather than many very cheap properties.I plan to purchase a portfolio, do any necessary rehab and then sell to an owner occupant or rental investor.Thanks for any direction/advice you can provide.Aaron

Jon,Local short sale investors here have indicated that they have shorted investment properties of other (failing) investors.Banks aren't sympathetic towards the defaulted investors; they're simply looking at lowering their losses by accepting the short sale, just as with an owner occupant property.
