I would also focus on building relationships with brokers so you are not spinning your wheel trying to find owners

So you'll need to set this up as a partnership where you own part of the deal or something similar...Don't re-invent the wheel here.

We had a sewer problem at our house and had to put in a cleanout, only to discover that there was already one there three inches under ground!

Otherwise you will spin your wheels.  

But unfortunately, "it's the squeaky wheel that gets the oil".

I talked to my bank on Wed and it was still all system go for my first 12 spec loans on my Canby project.. 89 homes  first phase ready to go vertical in May/June.. so we will have product for Late Q 4 to Q 1 so nothing for sale during this crisis time.. but hopefully we can keep the wheels moving on the construction side not worried about subs they are working no problem.. it will be county and city staff.
