Bingo anyways.The point I want to stress if that many of you were advising me to run and get out of dodge "no deal" I don't believe in running from deals unless there is absolutely no other option.

Rough calculations tell me that this probably isn't a very good deal.If it will cost a builder $80 per square foot (just a number out of thin air, but probably the lowest it would be) to build, and a 2000 sf house will sell for $235K, then the builder is looking at a $160K build cost, another $10K for the tear-down and about $25K for fixed costs (closing costs, commissions, holding costs, etc).

I would have no problem if everyone in the neighborhood wanted to build an 8 foot fence if it was attractive and in keeping with the style of the neighborhood.

If the basement floor is cracked and bowing up or the footings have shifted then you might have to replace it but I think that would be rare but that is just my guess.
