@Brock Fica Best piece of advice I wish I would have recieved when I was your age: use your VA loan to buy a house with zero money out of pocket and then rent out all of the other rooms and/or units (you can buy up to a 4-plex if you can qualify) to your buddies, which will basically provide you with free housing and probably make some money along the way.

Basically a cloud of title is a publicly recorded piece of paper saying that you have a contractual right to buy the property and you are putting a lien for $X against the property because of their default on that contract.When a title agent or attorney pulls the title, they will find the cloud and for title insurance to be issued they will have to get you to sign off on it.

My question is, is there a simpler way to separate the 1st and last names other than selecting, deleting, copying and pasting and is it more beneficial to include the other individuals name on the mailing piece as well?

Every state has its own licensing agency, however, I've heard that once you have a CA license there are reciprocity agreements with several other states wherein you can with reduced procedures get a license in that state.Licensing and MLS access are two distinct issues, for the most part.
