I'd suggest start with Travel Nurses, finding properties that are 2/1 or 2/2 that work well for individual or couple travelers, and then research the level's of the hospitals (I talk about this in a different forum post). 

On the other hand, if you have a strong list of 1,000 buyers ready to go who aim for that price point, a short sale does offer the luxury of extra time to find a buyer on it.

We have taken out a couple loans on our STRs with personal guarantees in place, but we are seeking to add about 50 more STRs to our portfolio over the next 1-2 years and it is not feasible to provide personal guarantees on all of the loans.

Couple that with solid tenants and you have a winning formula.

Meaning perhaps warn them a couple of times and if they don't fix the problem ask them to move out and find someone else . 

I have figured out that at my age it might be tough to get a private lender, especially without a track record but, after my first couple of deals, it seems like its just perfect to scale at an extremely fast rate.
