As a PM or Landlord, do you leave a move in basket/gift for your tenant at move in?

Hello Everyone,

I am considering leaving a gift or a couple items for new tenants upon move-in as a gesture of appreciation and goodwill. Have any of you included a gift basket or welcome kit for your new tenants to begin a positive relationship from the start?

I'm interested in hearing about your experiences and whether you've found this to be beneficial in establishing a good relationship with your tenants. What types of gifts or items have you found to be most appreciated or effective? And for those who don't do this, what are your reasons or concerns about doing so?

    i do this in some of my properties, and not others.  my portfolio isn't big enough for me to determine whether it's had any impact on anything or not.  and i only self manage 1 of my properties, i have PMs in place at all the others.

    i've also done christmas gift cards for long term tenants at 3 or 5 years. again - ROI? I have no idea. Just something I've done because i've wanted to.
