House has no carpet, just wood and tile floors.I typically start with 6 month lease, then it goes month-to-month, but I'm never really concerned about this b/c my retention rate with tenants is always pretty good and if they leave me, it's for actually pretty good reasons for moving on in their life (getting married, moving to a new job, new chapter in life - my property tends to be a safety spot for young women who are going through major life changes and need a place to breath and figure stuff out.

But I’m really interested in figuring out how I can buy things at a discount like what you mentioned..flooring, tiling, doors, etc.

All new floors tile, vinyl plank, and carpet.

New LVP floors, Tiles in the bathrooms, Tile Showers, new cabinets, countertops, backsplash, kitchen appliances, new paint of the whole unit and then all new refurnishing's of the place.

The conduit runs at angles, so there's never a stick of hardwood,  or carpet, or tile, where the conduit runs directly underneath it for any appreciable length.

A $500 per month rental will have peel and stick flooring at $1/sf with DIY installation and a $3500 rental will have VERY nice tile with an expensive installation costing maybe $7/sf.

Consider using durable materials (think tile throughout in lieu of carpet and/or wood floors). 

They then broke in that night and ripped up all the counter tops, ripped the doors off all the cabinets, ripped all the drywall off the walls, spray painted the carpeting and tile floors, tore up the wiring, ripped the copper from the A/C, and kicked holes in the bathtub surrounds.

Private vendors on custom items like countertops, cabinets, windows, etc. getting quotes or negotiating prices on bulk buys like wood floors, tiles.
