We also require tenants to carry renter's insurance for their possessions, and those policies need to have 300K in liability coverage also. 

These often carry some type of fixed interest amount owed current, and then some limited upside at a capital event (i.e. refi or sale).

While second liens / seller carry is not allowed, money from borrowing off another property is OK.
