Duplex insurance & LLC

Hey guys,

I am shopping around for insurance on a small duplex. So far they seem to be pretty high. What coverage do you suggest getting?

I have thought about transferring the property to my LLC then getting cheaper insurance.

Thoughts?

Hi Adam, always shop with an insurance broker as they can get the best rates for you. As for the premium, many times Investors will raise their deductibles in order to boost their cash flow. The deductible has the biggest effect on the premium. Also, @Timothy Boyd I have written many Landlord policies where the duplex is rated as one home and my Underwriters agree as well. However, I am in texas and I recognize the markets are different. But, as an investor you should get with a broker in the state you are purchasing properties so that they can shop the market and are not captive to any product.
