As long as a contract has a legal purpose, doesn't violate law, is accepted practice, is agreeable and paid as agreed, there are no issues, but since most installments aren't paid as agreed, the risk of things blowing up are mush higher than a straight note and deed of trust or mortgage that a buyer qualifies for.

I have friends that did tons with REO and now that has dried up and they had to let a lot of people go.I equate it to a high volume restaurant where they are doing 2 million in sales a year but profiting 200,000.

It seems that those that had major issues were doing low to zero down and hoping and praying for appreciation...oops.I've mentioned before that my plan is to start acquiring rentals, targeting B range properties doing conventional financing (20-25% down) until that option runs dry then figure it out from there.
