will it make hunting for deals significantly easier?

Doing that against a FSBO seller is easier than an experienced agent. 

I wanted to share some of my wisdom, so you can have an easier time when you decide to do a project or not. 

Obtain documentation from the pest control company that the property is flee free after it has been treatedThis way it will be easier to enforce your policies in the future and have them pay for any further damage. 

I think this will really help the appearance of my offer when it comes to short sales, foreclosures and retail purchases.

I would like to thank everyone for all the great information but it appears that I may need an equity partner, not a lender.

Hi Guys,I have a property under contract, the garage is on a hill and the downhill side post and beam foundation appears to have sunk 3-6 inches causing the garage to lean.  

I do know however there are caveats that I did not cover such as location, population growth and Jobs but just looking at raw numbers it appears that what the seller wants and what the buyer would need to make this a good deal are pretty far apart.I would love to hear anyone’s thoughts on this and hopefully, any discussion that follows becomes a learning experience for all.
