Sunken garage foundation, lending possible?

Hi Guys,

I have a property under contract, the garage is on a hill and the downhill side post and beam foundation appears to have sunk 3-6 inches causing the garage to lean.  

I'm wondering if it is possible to get a FHA, VA or conventional loan on it without fixing it. What are the regulations?
