Ideally, I would prefer just one big loan from an individual or entity. 

Holding back that much will help encourage them to finish or allow you to hire GC #2.   

It will allow you to collect much higher rents.

There are better tools for higher risk individuals, but they are more expensive (like offshore trusts).

In short the trust would allow for you guys to retain control of the property rather than having to go through the probate court process upon your mother-in-laws passing.

Junk mail, junk email, text advertising, sales pitch robo phone calls.  5000 contacts = 4500 ignores, 450 mildly pissed off, 48 “lookers”, 1 real buyer, and 1 deeply depressed, almost suicidal individual who believes a random postcard means the end of western civilization.  

I hired each individual trade and acted as my own GC as owner builder.
