A welcome basket with starter coffee, toiletries, and snacks if they arrive late or have hungry kids.Our properties are on the larger size for our small town (sleeping 9-10 each) so we have board games and one even as a game room for kids with air hockey, ping pong, kids toys since we attract family groups.We've had requests for a hot tub so that would be the next addition.

However, if you value security and don't have other investments you're targeting, then additional mortgage payments make sense!

When someone signs a lease you can only ask for the security deposit, 1st months rent, and any additional fee that may be due. 

Also, the state of Colorado is expecting to see some additional tax rebates come out summer/fall 2024, so if you can wait it out one more summer, it might be worth it.
