I love having hot tubs in my properties and certainly good wifi.

 We have a custom covered firepit and grilling area that is a big hit. We also provide firewood. It is that much money to provide and enhances the experience. 

We added an EV charger last summer and it has been used once so far. It was about $6 in electricity for this person.
