@Henley Smokey, You actually have the opportunity to take the primary residence exemption and 1031 the remaining profit. 

Prices seem to be on the rise in northern Nevada so I would be interested to learn that actual price to rent ratios in Reno / Sparks and if it is a viable market to invest in if you are looking for properties under 250k.

These are both accessible by ferry, and Seattle is actually closer!

@Patrick Flanagan and @Alex Wesling there's actually a lot of interest in build-to-rent and building small multifamily and in doing hybrids with SFH and ADUs.

Does anyone know how long this period will take and what the likelihood of us actually walking away with the property would be?
