There is shrub growing all around the yard and it is loaded with random things all around the house and not to mention the fence is basically rotting away.

Granted our house is larger and more catered to families, so wanted to have adequate yard for kids to play.  

The house looks to be a great rental property if the price fits (good neighborhood in right area of town, size and yard are right, etc).Any suggestions on contacting the seller and gauging interest?

You will also have issues if you share a yard or basement.

You really don't know when the phone is going to ring, or you're going to see something on Zillow, or you're going to stop a a yard sale and strike up a conversation and be walking through a highly-desirable property twenty minutes later.

We would have to contract trash outs, yard maintenance and a lot of the time contractors to come out and fix what was needed fixing for the home to be able to sell in the next few months (little things like drywall patching, re-keying, etc).

You empty it , and cut holes and take it to scrap yard  .There are 2 ways to get rid of the oil , first , if the furnace still works , turn it to 80 degrees open some windows and burn it .

:)I put in fenced back yard just to keep families typically longer then 4 years.
