I'm going to try this one last time.The definition of "advertising" is found in the AZ Code.

However I was looking for someone who would do more than just a visual inspection of the outside of the property - I was looking for someone to go inside (I can provide a one-time door code) and do detailed photos of  potential problem areas etc. 

Not sure but I assume this construction is to code.

I would take generalized zip code information with a grain of salt as many of these areas are seeing rapid change, especially in 64109, 64110, 64131, 64123, 64124, parts of 64127, and 64130. 

I simply take a target zip code/street in my investment area and begin to use google maps to walk up the street using my mouse to zoom in on any property that may look distressed.

Then i'd mow the grass so it doesn't stick out like a sore thumb as a beacon to code enforcers or vagrants or squatters.

The same requirement for accuracy is added in the Property Code.

Electrical and plumbing systems are pristine and up to code.

Follow your state codes and once you have filed offer to allow them out of the lease as opposed to having an eviction on their record.
