Assumptions - I am a huge fan of equities, but I think the 6% real return for equities might be overly optimistic for the next decade with valuations at higher levels.Fixed Debt as an Inflation Hedge - One of the largest current risks to the equity markets are an increase in interest rates and subsequent decrease in PE ratios.  

I am not a fan of purchasing a Residential Multifamily Property known as "House Hacking" as an Owner Occupant.

There is a bit more fan fair for the HHF's than there should be.  

I am a fan of multi family.

I started ten years ago and a fan of all the books you mentioned.

You'll find a lot of people including Josh and Brandon aren't big fans of appreciation as a strategy.

I also added ceiling fans to all of the bedrooms, put in 6 panel doors, replaced the missing AC's and furnaces and added tankless hot water heaters among other things.Let me know what you think and thanks for reading if you made it this far!
