I'm not a big fan of the model, however, I love numbers. :)Here's how I would evaluate: (all numbers are random, just for example)Setup cost divided by the lease term. $36,000 setup, 36 month lease term = $1,000/monthAdd all monthly expenses so you know what is expected outflow.

Our tenants love the little things, that's why we have one tenant going on 23 years, several over 8 years and no turnovers since 2020 when we lost a single mother because of losing her job when covid hit, we are always getting texts from our tenants asking if we have any vacant properties for their friends.

I personally love South Broad Ripple (SoBro) and own a couple of rentals there.Bates-Hendricks: Close to downtown and Fountain Square, this neighborhood has been on the rise for fix and flips.Irvington: Known for its historic charm, it's a neighborhood with potential for flipping older homes (if you are lucky enough to find a cheap property there).Garfield Park: Offers affordable options and is near a large park, making it attractive to families.

However, we do this part-time and want to continue down this path to eventually do this full-time as we love doing it, and we have loved all the people in the industry we have met so far.Recently, another local investor came to me and sold me on trying to do this full-time in the commercial/industrial warehouse space, which I found super intriguing.
