Hey BiggerPockets Community,I'm a beginner in real estate investing and looking for some guidance on the most effective way to invest and generate cash flow, particularly in the New Jersey area where I reside.

Typically wholesalers and investors can be found on cash buyers group, or wholesale groups as wholesalers post listings there and investors reply on comments for the deals.

Since I'm new to the game I was planning to set aside 30k to 20k of that money to use as cash reserves. 

Cash flow is hard to come by nowadays but the appreciation and overall return of properties in the areas mentioned above is top tier. 

I can only think of reasons not to: capital gains tax, loan interest rate less than the property’s cash flow, risk… The only way I could make it work would be to identify a buyer I know will default.

Not necessarily for the cash flow, but to purchase it early while prices are suppressed and built equity to later use.

When you are 50 , try to get HRT , suddenly it's 24 years old again :-) Back to surfing, MTB,soccer when we're living for free from tenant's cash flow is truly a blessing.

I’m here to learn while I build cash reserves and attempt to make my credit as attractive as possible.

I have experienced cash flow anywhere from 10-18% with so much more to offer.

Target would be to have maximal leverage (ROE), but with the constraint that it has to be cash-flow positive (factoring in mortgage costs).
