never too late to invest in real estate

I had 1 rental property in the past, thought this would be the starter rental to my portfolio ended up being a money pit and drove me away from real estate investing.  want to get to a point that I am living off unearned income and not earned income.  I have to start somewhere, so my plan is to find first property within the next 3-4 months.
