i could care less. they are happy and every time they give me tips or suggestions on what my move should be. i tell all the agents i work with "you are not the only agent i do business with". if they dont like it, they dont have to answer my calls.I keep a spreadsheet with every contractor/supplier i work with. unfortunately, i update that list CONSTANTLY. contractors lose their motivation, stop calling back or find someone else to work for. frequent contact with them even in between projects is important to keep the relationship going.

I also would love to get into flipping at some point - I have an incessant creative need that I really feel like I could let loose in a fixer...That being said, who has some tips for us!?
