Strategy advice. on investing in flipping...

Hello BP family,

I'm reaching out to see if you all think this might be a good idea or not. I have a small amount of cash and wanted to start building it to eventually have enough to start flipping my own properties. I was thinking of taking the cash and investing it with a current flipper to use as fast cash to flip and ask for either a percentage of the sale or a fee for use of the cash. I'm just not sure if this is a good idea to start with. Also,

What is a fair % to charge for use of the cash?

Should I charge a fee or just a %?

How should I analyze the borrower as a flipper?

and then there are questions that I don't even know to ask.

Any thougths or advice here would be helpful.
