Helloooooo BP Nation!

I'm so excited to be introducing myself  - my name is Kate Kedenburg, and I'm a very recent arrival to the Tacoma, WA area. My husband, @Sam Albert  and I just (finally) rolled into town a couple of weeks ago and we're ready to learn everything we can about the market here and make some things happen! I'm a real estate agent working with Keller Williams in Puyallup, and as soon as we close on our house and get settled we'll be searching out some buy and hold properties to get our feet wet. Our goal, like so many others on this site, is to build a portfolio of passive income properties to supplement and ultimately replace our income so that we can live a more flexible life - we endeavor to do what we want, when we want, how we want. I also would love to get into flipping at some point - I have an incessant creative need that I really feel like I could let loose in a fixer...

That being said, who has some tips for us!? We've listened to (almost) every podcast Josh and Brandon have produced, read countless articles, and I've spent more time than I care to admit running numbers on various rental properties just to become familiar with the variables. I'd love to hear about other's experiences, both locally and beyond!
