I’m just suggesting that there are many ways to go about real estate investing and you shouldn’t completely remove where you live from the equation just because of cashflow.

Hire a day-laborer for once a week to take before and after pictures, mow, scoop the poop and clean up trash which includes personal items left in common area (make sure he removes the post it notes which are trash).Only Address specific realistic complaints when they are made in accordance with the terms of the lease or local laws (others don't count) and ignore the noise.

The ability to set up your late fee rules (by unit or universal rules) helps remove a lot of the issues with assessing late fees.

The owner should be hiring an attorney to have them removed before you purchase.

If I hadn't, I could be fined, because our rules say that you must post a listing on MLS within 24 hours of executing the listing contract, unless that form is submitted to MLS PIN.BTW, it's definitely the responsibility of the brokerage or agent to remove that sign.
