Unfortunately it seems that this type of deal would require hard money which would be crazy considering you would need to rehab, lease up, and seasoning time before you could refinance.

Generally these more seasoned sellers are alert for somebody trying to be sneaky about locking a property up under contract and then selling the contract off before closing, aka "wholesalers".
