Even if they only do the 2nd on the property they will have an income stream for awhile, which is especially appealing to those who are trying to retire, and they have most of their risk mitigated since they have gotten most of their cash out.

Consider a little town up the road, Cleveland....the cost to participate in Section 8 is more, the registration of property, and then add on top of that the cost presented by new legislation to mitigate lead paint (landlord responsibility!)

Now, scale this up to a syndication level with even 10 investors, each investor wants 2 weeks per year there, and all of a sudden your investment is only available about 60% of the year.I understand this can all be mitigated with blackout dates, total days stayed per year, etc.

We know that post 2008 virtually all sales until a few years ago had to be for cash .Would be interesting to see if your numbers are falling in line with national averages.I know a few of my Vendors only sell for cash and have not made a financed sale in years.And that in its self in my mind mitigates a big bubble burst.

As a newer real estate investors, it's nice knowing that these deals are at smaller price points to help mitigate risk, it's a great route, but not the only one.
