Based on experience what would be a more realistic/consistent time frame; if you wanted to maximize the success and keep new investors motivated and enthusiastic.

I'm a wholesaler in Rhode Island.  

Height restrictions and maximum lot coverage are less set-in-stone however the height is probably limited to 2 stories due to it being in a residential area consisting entirely of 2 story buildings, and lot coverage for R4 is usually 35%, so you'd most likely be looking at a a two story building with a footprint of 1,400ft2 (2,800ft2 total). 

I remember Spencer starting out here on BP and i think he lives in Vegas.. but thats the power of U tube .. i am late to the U tube party having not looked at it up until a few years ago.. its quite something and it truly is a wealth builder maker if you hit it right and stay consistent daily at it..  

I lived in Annapolis for the last two years and made consistent profit each month even while living in my house hack.

It mainly consists of pushing buttons on machines, driving folk lifts 2/8hr work shift, texting/SnapChat all day, napping, taking long lunches, and then repeating. 

My criteria consists of 15 - 20% c.o.c return primarily multifamily units with cashflow being my main objective.

I think Honolulu would be at least 100%+ higher than island wide.
