It all comes down to breaking down our annual goals into manageable phases and targets.

Ok understood on the talk to the manager idea.To clarify, its a pre built new construction... its apart of a pre-planned townhome complex (10-12 units) small builder, they just finished dry wall phase.

I started with Furnish Finder to learn the ropes of MTR for a year, then I began moving into agenicies and working that for the past year to hopefully start that new phase in a year.

I’m in the team building phase right now.

I'm still in the planning/searching/learning phase of this, so take anything I say with a grain of salt. :)I would stick to places you can drive.

The total cost of the home (before the design phase - where we pick flooring, cabinets, etc.) is $453,670. 

We have significant corporate experience in international business and bring a strong skillset in management, operations, procurement and project management to our venture.We have spent the last couple months educating ourselves and are now ready to move into the action phase of our plans.  

I am still in a growth phase so I don't take any of the profits and instead re-invest them into new properties. 

When it comes to renovation loans/hard money and either disbursement payments or fund phases its a communication element.

However, I have seen properties in the past be purchased during an owner occupant phase and then show up as a rental a couple months later so obviously an investor bought it.
