My apologize for letting this post hang but the property went under contract before I had a chance to figure out how to proceed.

I have talked with a lot of people in my local REI but they don't have the amount this deal requires But a 3rd Partner would be IDEAL Honestly and Friends, Family aren't much of a option since they are in worse situations then me sadly I don't hang with the most financially secure people at the moment@Chris T.

@Mark Robertson  its amazing how when you hang out on BP long enough you realize there are those that post the same exact thing time after time and are only out to garner business not contribute .. your dead on with this lady on the DST ... there a many others not singling her out.. but now that you mentioned it..

@Jeremy Robinson Tough call, every property and investor is different but I would say if you can find a good PM company you trust and you make make the numbers work try to hang on to it and create some extra cash flow. 

It has rust on the bottom, the back plate is  hanging off and i know the circulation pump bearing assemblies ($250)x 2 maybe 3. 

He said that he reads religiously, then I told him to go get his license, and I will recommend him to my principal to hang it.

Alternately - look at the cases, write down all the names and streets on the docket - call or send a letter.There is a place at the court houses where landlords file their complaints - hang around there - you'll meet many landlords/owners who don't want real estate any more - they have HAD IT with tenants.
