I just converted a single family house into a two family house is it worth splitting the utilities

From my observations most of these “Gurus” only have portfolios of C/D located single family homes to show for their years of work and for the life of me I don’t understand why they capture an audience.  

Investment Info:Small multi-family (2-4 units) buy & hold investment in Buffalo.

Seems like right now there are some odd dynamics going on in the single family market in some areas. 

People participating are all over the rainbow in background, personality, strengths, financial position, family make up, and color.

I have a single family home that I've been trying to find a Property Management company to work with and I can't believe how difficult it has been.

Anyplace you'd take your family on vacation could be great areas.You'll need a great property and to be able to stand out from your competition. 

Apparently a family in the area had an insurance claim serious enough where they need to move out of their home for approx 3 months - maybe more. 

It's a crowded unit - a family of 4 in a 2 bedroom, with more furniture then I could have believed would fit in the place, so it's not easy to work around.
