Recently I’ve been given a great opportunity in the form of a down payment.

Unless you believe there might be an opportunity there in which case we'd love to consider the idea. 

My total cash to purchase the property will be $6,500 + closing.With a contract for $43,500, I don't think there's much room for a wholesale opportunity & a 30 year loan would increase my cashflow by about $40/mo but I can't seem to find one right now.The property is a 3/2, 1,000 sq. ft. the lease renews in August, month to month, at $825.

The good person in me wants to help him start investing solo, the business side wants to use his partnership or buy alone.Should IA) continue with buying the building aloneB) offer to partner as to not miss out on any future opportunities togetherC) inform him he could actually invest in this building solo, easily in-fact using FHA and house hacking

I work exclusively with investors in this market, and even the white-hot areas like East Nashville still have consistent opportunities to flip/rent. 

The podcast has opened my eyes to a lot of possibilities and opportunities that available through real estate investing.  

There are markets that are emerging and depending upon the target home price and tenant prospect, there are several sub-markets that have significant opportunity. 

Not sure if this is a great opportunity, of if something else is going on that's not readily apparent.
